As one of the most fertile agricultural areas in Canada, Langley boasts of high quality soil and a climate that’s ideal for farming, and a diversity of crops and livestock. The township produces a significant amount of Metro Vancouver’s food supply.
The township’s cultivated field crops can be grouped into 10 main categories:

Vine crops, berries, and forage and pasture make up 91% of all cultivated land in the township.
There’s a strong emphasis on viable and sustainable of agriculture through local food production and diversification.

Before making a purchase, learn as much as you can about the township to determine if you’ll be content living in the area and that there will be enough opportunities to generate the income you’ll need.
These considerations include:
- Average income – According to BC Business, the median household income in 2018 was $116,720, much higher than the national average of $70,300. The average household spent $6,088 on recreation.
- Average age – 32.5% of the population is aged between 0-45, while 43% is between 45-64.
- Major employers – The local government is one of the biggest employers in town. Other major employers include EV Logistics, Fraser Health Authority, and Costco, according to Wow Jobs Canada.
- Property types – Buyers can choose from a diverse selection of detached homes, attached units, apartments, farm properties, and vacant land.
- Local amenities – Residents have access to recreation centers, sports fields, skating rinks, skateboard parks, nature trails, and over 1,900 acres of open space. The most popular entertainment venue is Langley Events Centre.
- Transportation – Developments such the Golden Ears Bridge, Port Mann Bridge, and the newly expanded Trans-Canada Highway have allowed for more commuters in Langley. The local government also removed tolls in recent years. The township is roughly 40 kilometers away from Downtown Vancouver.
- Land development – Because three-quarters of the township sits on the Agricultural Land Reserve, the majority of commercial, industrial, and residential developments are confined to Surrey’s western border.
Property size and land usage
According to the 2016 Census of Agriculture, Langley farms span 10 hectares on average, though roughly 49% of all farm properties in town are just under four hectares.
44% of agricultural properties range from four to 28 hectares in size, while 7% span 28 to 162 hectares. Only 0.5% of agricultural properties exceed 162 hectares.
According to the Land Use Inventory Report, the township’s cultivated fields are usually smaller than 2 hectares. As of 2010, there were 2,833 crop fields average three hectares.
